COMMUNITY GUIDELINES AND RULES Art. 1-, a) all common elements may not be used other than their intended purpose. Any misuse of these, unless authorised by the Committee, may be grounds for fines. Examples of modifications that are prohibited may be: 1.- Use of terraces or covered areas for children play areas (bicycles and racing) 2.- Use of terraces and covered areas for storing personal items. 3.- For parking motorbikes, bicycles or other vehicles in communal areas. b) Additionally, it is prohibited to install decorative elements on the exterior of a property that differ from those approved by AGM in the interest of maintaining uniform appearance. For instance awnings, lighting, planters, etc. Art. 2.- For hygiene purposes and in order to avoid bad smells, it is not permitted to leave rubbish bags on landings between the hours of 8am and 8pm. Art.3.- For hygiene purposes it is totally prohibited to throw anything at all from terraces. Art 4.- For the use of elevators the following rules must be observed: a. It is not permitted to smoke inside the elevator b. If the number of people or capacity requested by the technical norms is exceeded there may be further action taken. c. Those owners who make use of elevators to transport furniture or building materials shall be responsible for immediate cleaning, as well as any damage that may occur. Art. 5.- Cleaning for common elements in the buildings shall take place daily via contract. Art.6.- Between the hours of 9pm and 9am and the hours of 4pm to 9pm it is not permitted to carry out any activity that may disturb the rest time of other members of the community. Art.7.- From Midnight as well as weekends it is mandatory to lock the door and/or gate for the complex. Art.8.- In order to avoid people extraneous to the community from entering, it is necessary for cars that exit garages to wait until they are sure that garage gates have closed. Art.9.- It is not permitted to wash cars or motorbikes in the community garages. Art.10.- The social room shall remain open from the hours of 10am-10pm, private functions that do not involve the community are not permitted unless there is express authorisation from AGM.
