OWNERS’ ASSOCIATION SEÑORIO DE ALOHA PRESIDENT’S CIRCULAR Dear owners, Subject: NRA – Accommodation Registration Number As you are aware, the Owners’ Association approved the use of homes for short-term rentals. This allows for the following two-phase process: 1) TOURIST LICENSE – VUT (issued by the Junta de Andalucía). If you already have a VUT, you can proceed to step 2. If you do not have a VUT, you will need the approval of the Owners’ Association (2/3 majority) to initiate your application. Such approval can be obtained at an Ordinary or Extraordinary General Meeting, so you should first contact Adenjo. Once you are the holder of a VUT, even if you acquired it with the home, your community fee will be subject to a 10% increase, as approved in the Extraordinary General Meeting. 2) Once in possession of the VUT, you must apply for the NRA (Accommodation Registration Number, issued by the Property Registry of Marbella; information available online). To comply with the community rules, you must initiate this process by completing Form A “Declaration of Use of the Home”, available at: https://forms.gle/SNasLUNbDVr3mvJ2A It is recommended to read Article 5.3 of the Community Rules, related to short-term rental homes, for more information. In particular, submitting Form A will include you in the community’s public register, which will be available for consultation by the Registry for the purpose of determining the granting or revocation of the NRA or other similar purposes. After approval at the EGM, the implementation process is as follows:  After distribution of the meeting minutes, a 30-day period must elapse to allow for the vote of absent owners.  Once this period has elapsed, Adenjo must issue a certificate confirming that it has ended, as well as make the corresponding entry in the minutes book.  The President will then go to the notary to formalize the agreement.  Finally, the documentation will be submitted to the Property Registry to modify and register the new article. This process may be delayed depending on the Registry’s workload; it is not immediate. We expect the process to be completed by the end of May and for owners to be able to submit their applications.
