Quorum and constitution
The Extraordinary General Meeting of Comunidad de Propietarios Conjunto Señorío de Aloha was held on 10 January 2024 on second call at 10:30, with the quorum present sufficient for the meeting to proceed. Item 1 — Presentation of the structural inspection report
The appointed structural engineer presented the findings of the technical inspection of the underground car park conducted in December 2023. The inspection identified areas of post-tension cable corrosion and concrete spalling in sections beneath buildings Giralda, Triana, and Doñana. The engineer assessed the deficiencies as requiring prompt remediation to maintain structural integrity. The inspection report was circulated to owners with the meeting notice and was available in full at the meeting.
The engineer confirmed that the affected area does not overlap with sections subject to the existing litigation against constructor FCC, and that the community’s legal team had been consulted to verify this position.
Item 2 — Approval of emergency structural remediation works
The administrator presented the scope of remediation works: repair and re-tensioning of corroded post-tension cables in three identified bays, concrete crack injection and surface repair across approximately 420 m² of car park ceiling and columns, installation of drainage channels to reduce future moisture ingress, and structural monitoring sensors in the remediated zones.
Total estimated cost of works: €187,000. Works timetable: eight weeks from contract commencement, subject to the car park area being made available.

Item 3 — Approval of contractor
Following a tender process conducted by the administrator, three contractors submitted proposals. The administrator presented the evaluation summary, including price, technical capacity, and references. The board recommended the appointment of Construcciones y Reformas Marbella SL as the lead contractor. Contract terms were made available at the meeting.

Item 4 — Special levy to fund the works
To fund the remediation programme, a special levy of €380 per participation coefficient was proposed. Payment schedule: first instalment 15 February 2024, second instalment 15 April 2024, third instalment 15 June 2024. Owners in arrears on community fees are not exempt from the special levy obligation.

Item 5 — Questions and comments
Several owners asked about access to the car park during the works period. The administrator confirmed that a section of the affected area would be temporarily cordoned off for safety, with access to other sections maintained throughout. Owners with parking spaces in the affected bays would be contacted individually with alternative arrangements. Owners asked whether the structural deficiency had any implications for the community’s property insurance policy; the administrator undertook to confirm this point with the insurer and communicate the outcome in writing.
