Manolete, Marbella, CP 29660 (Málaga) Page 2 of 35 1.3 BACKGROUND 1.3.1 General description of the building complex. The object of study is the envelope of the existing buildings in the Conjunto Señorío de Aloha, as well as various elements of the common areas between the different blocks and defined in the previous point. The complex consists of five multi-family buildings that are independent on the ground floor. The entire complex is located on two cadastral parcels, resulting in: 4210108UF2441S: Parcel of Mezquita and Alhambra and Doñana buildings. 4210111UF2441S: Parcel of Giralda and Triana buildings The buildings have a similar geometry and on the ground floor consist of six floors (five + attic). They are distributed in both cadastral parcels, leaving between the volumes different common areas such as swimming pools or walking areas. The complex has an approximate age of 24-25 years as of the date of drafting this report, according to the General Directorate of Cadastre, with its year of construction being 2000 and 2001 respectively. The complex has the following boundaries: North: Jardines de Andalucía La Nueva. East: Av. de Manolete and C/ las Ventas. South: Casaño. West: C/ de las Adelfas. Cjto. These are outside the scope of possible repair actions due to leaks, although other pathologies such as oxidation (in slab edges) persist. Marbella City Council, numerous visits have been made to the common areas and the following visits to the different apartments, commenting on the most relevant aspects in each case: Building Apartment Observations (summarized) DOÑANA Portal 1, 4th Right. Date: 24/10/2025 - DOÑANA Portal 1, 5th Right. Date: 21/10/2025 Apartment under construction at the time of the visit. They have removed the garden on the 5th floor terrace (east orientation) and a water test is being carried out on this roof. This apartment has incorporated an extra bar/pasamos in the fall protection to gain height (120 cm approx.) DOÑANA Portal 4, 4th Left. Date: 24/10/2025 Garden next to the main terrace with a crack in the garden wall. It appears to have a double sheet that is not locked, so it does not work solidly. DOÑANA Portal 5, 1st Left. Date: 24/10/2025 Metal finishes in very poor condition, both in this apartment and in the upper level GIRALDA Portal 3, 3rd Right. Date: 24/10/2025 You can see how the 2nd Right is under construction. This apartment has incorporated an extra bar/pasamos in the fall protection to gain height (115 cm approx.) Manolete, Marbella, CP 29660 (Málaga) Page 8 of 35 1.4.1 Building envelope The building envelope is composed of a brick facade. It is intuited in the general sections that it is double-leaf and probably, due to the time it was built, has thermal insulation, which is not relevant to the object of the present report. As for the PRIVATE TERRACES (flat, walkable roofs), they are protected with ceramic tiles and waterproofed mainly with asphalt fabric, although several of these terraces have already been renovated or have undergone some type of action. These roofs have a drain in the central area of the roof slab. It is noteworthy that the vast majority of the slabs have only one drain and that in the terraces that face the facade with access on the first floor (generally west orientation), many of these roofs (kitchen and bedroom terraces) have a hole in the partition wall that communicates both roofs. This constitutes a kind of overflow that communicates both slabs, although it can also constitute a weak point due to the geometry of the encounter. EDIFICIO DOÑANA. P 4, 4º Left. EDIFICIO TRIANA. These are resolved in the vast majority through liquid waterproofing (paint, liquid membrane…), also some owners have eliminated them, “giving this surface” to the terrace. According to the analyzed geometry and the detected pathological failure, which is deepened in the following points, it is possible to see the composition of the finish of the slab edge. In the slab edges, there are two types of hanging depending on their position. There are two types of L-shaped plates. In the curved area of the main terraces, there is a plate with a total height of 23-24cm (large plate), which hangs 12cm under the lower face of the slab, In the rest of the areas, this finish is made with a plate of total height 11-12cm (small plate) and that hangs 5cm under the edge of the slab. The height of the brick parapets usually ranges from 100cm in the horizontal area. The railings are composed (approximately and generalized), of 20mm diameter horizontal tubes separated by 150mm approximately with a top finish as a handrail, whose diameter is 50mm. Manolete, Marbella, CP 29660 (Málaga) Page 13 of 35 1.4.2 Exterior areas In relation to the exterior areas, the configuration of these is that of a flat, walkable roof, finished with ceramic tiles. Although the technical sheet of the pavement is not available, nor has any test been carried out to determine its slip resistance (pendulum test), simply by walking through the common areas of the urbanization and having confirmed it with the maintenance personnel, it can be concluded that the pavement is not anti-slip (class 3, according to CTE DB SUA).

Manolete, Marbella, CP 29660 (Málaga) Page 15 of 35 1.5 PATHOLOGIES 1.5.1 Detachments in slab edges and metal finishes Regarding the existing fissure in the slab edges, it can be determined that the main cause is the oxidation of the L-shaped profiles (plates) previously defined. This generalized pathology occurs due to an incorrect design in the original project. The metallic nature of these elements, combined with their environmental exposure and proximity to the sea, makes them present an advanced state of deterioration, even disintegration. Extract of 3. Manolete, Marbella, CP 29660 (Málaga) Page 16 of 35 In relation to the finishes of the slab edges, there is another “sub-case” that is visible in areas where there are gardens and terraces and the parameter does not appear to be stable. This pathology is due to the geometry of the support of the exterior facade, which in some areas the width of this support is insufficient, compromising the stability of the element. Extract of 3. PLANIMETRÍA. This can be seen in two apartments visited: • Edificio Doñana, portal 4, 4th Left. The exterior face of the garden presents a thickness of one foot (24cm approx.), in what appears to be a subsequent addition (towards the interior). The garden appears to be waterproofed by means of a liquid membrane.

Manolete, Marbella, CP 29660 (Málaga) Page 17 of 35 In this, a fissure can be seen between what should be the original closure of the garden and a subsequent interior reinforcement/addition. In this case, it can be seen how the leaves are separating, leaving the fissure between them visible. This fissure is undoubtedly a zone of access for water in case of rain. • Edificio Doñana, portal 5, 1st Left. The addition around the slab edge for the patching of the finish has a thickness that ranges between 5-7cm. If the brick facade of the wall is made with ½ foot of perforated brick (11.5cm) or a double hollow brick wall (9cm), it means that the support of the brick on the facade can be 4-6cm in some points, which would be insufficient. Manolete, Marbella, CP 29660 (Málaga) Page 18 of 35 1.5.2 Leaks in roofs/gardens There are several roofs and gardens with evident signs of leaks. This can be due to multiple factors and/or the combination of several of them. • There are terraces that correspond to the original construction, so they have an approximate age of 24-25 years, so it is understood that they may have reached the end of their useful life. • There are leaks in the area of the expansion joints. This may be due to the failure of the garden’s waterproofing or the failure (due to non-existence or lack of maintenance) of the sealing of the structural joint • Incorrect manipulations of gardens and/or terraces have been carried out 1.5.3 Protections against falls Leaks in the lower face of the slab

Manolete, Marbella, CP 29660 (Málaga) Page 19 of 35 If we look at the protections of the terraces (parapets and railings), we can see that the brick facade part usually has a height of approximately 100cm, while the protections, given their anchoring, always have a height 5-7cm lower than that of the parameter. Although these elements were built under the protection of a previous regulation to the Technical Building Code (in the following CTE, with entry into force 2.006-2.007), it is important to mention the part of the CTE that defines the parameters that must be met in relation to protections against falls: CTE DB SUA, apartado SUA-1 Safety against the risk of falls. In the scope of this document, it is specified that, in the event of not intervening in these elements (railings), it is not obligatory to adapt to the current regulations. In this sense, the technician who drafts this report understands that the simple painting of the elements (degree of maintenance work most basic) does not constitute a modification such as described in the CTE.
